Step 01 - Our Meet & Your Brief (from package 01)

Step 02 - Our Concept Design (from package 01)

What’s included:

  • Site analysis (us understanding the constraints and opportunities of your nest)

  • Sketch drawings based on your brief

  • Initial advice on project costs (based on typical rates)*

  • Identifying other consultants required *

  • Health & Safety advice (your role as a client: see our FAQs)

  • Seeking pre-application planning advice if useful *

  • Home meeting to review the design options, agree next steps, and sign-off

  • Our end of package report

Step 03 - Our Planning Drawings (from package 02)

What’s included:

  • Coordinating the design with the other consultants *

  • Preparing full planning drawings

  • Written supporting architectural documents (design & access statement etc).

  • Managing reports and drawings from consultants

  • Updating you on any changes to costs or brief*

  • Home meeting to review and sign off the final proposal before submission

  • Submitting the planning application *

Post submission:

  • Managing planning validation checks

  • Achieving validation approval

  • Regular updates on the application

What's excluded:

  • Any amendments to the application post submission

  • Management of the consultants post submission

  • Any meetings / calls with the planning team post submission

Step 04 - Our Building Control Application (from package 03)

What’s included:

  • A home meeting to discuss next steps

  • Producing a planning condition tracker to track progress of approvals

  • Coordinating planning condition approvals with the other conditions

  • Ensuring planning condition approval for the architectural items

  • Coordinating the design with the other consultants

  • Producing detailed drawings and notes

  • Submitting the building regulations package to Building Control * for approval

  • Producing a Building Control tracker for the design team to gain approval for

  • Ensuring Building Control approval for the architectural items

Step 05 - Our Tender Application

What’s included:

  • A home meeting to discuss next steps and suppliers

  • Coordinating all the detailed design with the other consultants and suppliers*

  • Producing a full comprehensive set of detailed drawings

  • Producing the schedule of works for the project

  • Assisting in the production of the building specification*

  • A home meeting to discuss the final package of information

  • Collate the tender set with the Quantity Surveyor to review and issue to several builders to price

  • Address any tender queries from the builders or Quantity Surveyor during tender

  • Attend a tender evaluation meeting to discuss the tender submissions
