Package 02 - Our Design Service
Step 01 - Our Meet & Your Brief
We visit you at your home or site to understand your needs. Together we’ll craft a detailed brief outlining your needs, style, priorities and sustainability goals.
Step 02 - Our Concept Design
Concept design is where we explore all the possible design transformations for your home before moving to planning. We do this to ensure that, when it comes to securing approval, you feel confident that the design is the right one for you and your home.

Following our meet and brief, we use measured survey drawings to develop our analysis plans that establish the key design moves shaping your home’s transformation.
Using our analysis, we then create three distinct design options for you. Each one includes detailed plans with furniture layouts, a 3D model we can explore together, and material ideas to ensure your home works beautifully for the way you live.
There is rarely a single obvious solution, and the best design might not be the one we, or you were first expecting. Together we look closely at each option and measure it against your brief and your budget - ensuring the final design delivers exactly what you need.

Step 03 - Our Planning Application
We take care of the whole process for you and give your project the best chance of success.
With your chosen design agreed with you, we will refine your preferred design and prepare the planning drawings for submission to the local authority.
We’ll guide you through the process, coordinate with consultants, and help you engage positively with neighbours and the planning department..

Package 04 - Our Technical Service

Step 04 - Our Building Control Application
Once planning approval is secured, we’ll gain approval for the planning conditions and prepare the technical drawings needed for Building Control approval (a key step before construction begins).
This package then provides a base set of information a skilled builder needs to price and build your project with confidence.

Package 05 - Our Tender Service

Step 05 - Our Tender Application
Once planning conditions and building control are approved, we’ll prepare the full tender set of construction drawings, schedules and schedule of works (a long to do list for the builder).
This package provides a comprehensive set of information (including all suppliers information) for any builder to accurately price and build your project with confidence.
